Get the info you need before you sign the papers

Before you sign anything, make sure you know and are comfortable with the answers to all of these questions. Never agree to a loan until your lender gives you all of this information, and never sign any loan documents that are not completely filled out.

When you're shopping for a loan, keep a sheet handy to write down and compare loan costs and terms offered by each lender.

Loan Costs

How many points are you paying on the loan?
What is the dollar value of the points?
How much is the loan origination or underwriting fee?
How much are the closing costs?
What does each fee you are paying to get the loan include?
How much are you paying for private mortgage insurance (PMI)?
Are you paying for credit life insurance?
What is the total amount of all fees and closing costs?
Are you paying fees and closing costs up front, or financing them as part of the loan?

Loan Terms

What is the total amount of the loan?
What is the annual percentage rate (APR) on the loan?
Is the interest rate fixed or adjustable?
If the rate is adjustable, how much can it change and how quickly?
What will your monthly payment be?
What is the total amount you will pay – including principle and interest – over the life of the loan?
Are there any penalties for paying the loan off early?
Is there a balloon payment?
Will the money be paid directly to you?
